Let me give you this example years ago I had a client whos beautiful house was on the market for several months at €725,000.- and there was not a single serious bidder.
Well, there was one person bidding and they offered €620,000.- for the house. Now that’s €125,000 below the asking price and the house was worth the asking price.
So why no offers? Well because the house looked terrible in the photographs and people just thought it was too dear so it didn’t make potential buyers short list to view.
The ultimate aim here is to get on that short list for viewings and be the number one house people want to view. The more people you can get to view your house then the more interested sewrious bidders you will attract.
Getting back to this client, we went out and photographed the property and did an internal and external video. The follwoing day the photographs and video went live and within 4 weeks the client had not only received multiple offers but he had sold the house well over asking price.
So, you see if you get a single bidder then they will probably start by undercutting the asking price dramatically, if there are two or more bidders then the price should jump up nicely which all means you then get an amazing return for your small investment in property photography.
